November Issaquah Highlands Homes & Condo’s Sold Stats

The chart below is referencing homes, not condominiums.

This is the slowest month for sales since we moved to the Highlands about 6 years ago. The volume is about 1/6th of a typical 2007 month. Note the numbers of price ranges with over 100 days on market. By now many sellers are becoming concerned. They should know how their pricing stacks up against the competition. Also note there are brackets with homes that sell in less than 60 days. Our last home sold in 32 days, 1/2 the time that was typical for the neighborhood. The point is that each home is in its own micro market. In other words, all real estate is hyper local, so hyper local it can be the market is down to just your home: how is it presented, how is it priced, how is it marketed, how are you doing in supporting its sale?

We have recently been reminded that some sellers are in the sales prevention department. They make it difficult to show their home, they don’t keep it in tip top condition, they don’t mind the smells, they don’t manage pets properly, ta da, ta da, ta da. You get the picture.

The condominium situation doesn’t justify a chart. It is flooded with the large number of units in Vista Park, 37 of them in the under $250,000 price range. I show a photo below.

There are 23 condominiums for sale priced over $400,000, 22 of them in our favorite condo development, Starpoint. We have keys to the model and will be holding it open next week.

The Real Estate For Sale Inventory In Issaquah Highlands

This home sold a month ago for $700,000.00. It is 2849 square feet with a detached 2 car garage. Above the garage is a studio apartment, or office. To see a slide show of the home click here.

Currently there are 105 homes for sale in Issaquah Highlands. The average day on market for homes is 105 days. This number is higher in the high price homes, 1.5 to 3.8 million dollar segment.

The median price is $720,000.

I will reported on condominiums in the condo report today.

Here is the break down by price categories:

$350,000 to $399,999: 6 homes $400,000 to $449.999: 4 homes

$450,000 to $499.999: 6 homes (The aveage day on market in these prices are 78, 67, and 69 days.

The next bracket is the fast selling bracket, 37 days on market and there are only 4 listings in the higlands: $500,000 to $549,999

$550,000 to $599,999: 7 homes and 100 days on market. Sellers take note, if you are close to moving into this bracket you should actually visit these homes with an agent to make sure how you compare to this competition. This is my advice to all sellers.

$600,000 to $649,999: is the category with the most homes for sale: 16 and it too has a lengthy 102 days on market.

$650,000 to $699,999: 16 homes and 83 days on market

$700,000 to $749,000: 9 homes and 99 days on market.

$750,000 to $799,999: 9 homes and 132 days on market

$800,000 to $849,999: 4 homes and 110 days on market

$850,000 to $899,999: 3 homes and (shudder) 196 days on market

$900,000 to $949,999: 1 home and 99 days on market

1 mill to 1.5: 19 homes and 125 days on market

There are 3 homes in the 1.5 to 2.5 bracket and 5 homes above that in price.

Several high end lots are for sale for custom homes. Some have great views and some on about 2.5 acres. We are completing one transaction in this section of the highlands and can help you understand the benefits and the complexities.

Ashland Park - The First Neighborhood in Issaquah Highlands

Eight years ago the building was taking shape in Issaquah Highlands. These neighborhoods were the first to be completed and were centered around  Ashland Park.  Entrance to Issaquah Highlands came from Black Nugget Rd. past the Community Information Center that is now The Lakeside Montesori School. The Park was the hub of all that was happening in Issaquah Highlands. It is now quieter but many residents prefer it that way. It is still an very charming part of the community and there are some resales but they don’t last long.  This is what the neighborhood looks like now.

Ashland Park is wonderful in the summer for small children, the area in the picture below has stepping stones and wading.

Neighborhoods in Issaquah Highlands - Dahlia Park

Dahlia Park is a charming neighborhood in the Issaquah Highlands developement. It is right next to Bark Park so if you have a dog, you will love it. There is a charming bridge and a nice gravel path to walk on around several ponds. The homes have a Garden Patio. There is still some construction but it is close to being done. There are even beginning to be a few resales.

Dahlia Park has its own amphitheater. It is out of the way of area traffic being nestled in a cozy little valley
