We are posting the closed homes, what they sold for vs what the lising price was on a map for your convenience. We find that this method is easier than reading a spreadsheet. We use a different icon for each month, so check the legend on the top right part of the map. Let us know if we can provide information not here.
The data is taken from our MLS listed homes sold.

Instead of sending out a list of sold homes, we map it for you. If you click the bubble on the map you will find the list price and the sale price. We hope this is valuable information about our Issaquah Highlands homes. The homes will stay on the map for at least three months after the sale is recorded. The information is taken from our local MLS information.

In case you haven’t noticed there is a construction crane shortage across the nation. They have all been assigned to Bellevue and surrounding communities.

These developers either did their research or they got lucky. Governor Gregoire just signed legislation that will put a toll on not just the 520 bridge, but possibly (probably) on the I-90 bridge. Of course this is just stage one, our fair governing body is contemplating adding tolls for us to drive. As I wrote about this on the Seattle P I Real Estate Professionals blog I found comments that suggested no big deal, comments that thought it was good to tax us to not drive, and comments that suggested it was about time we did this, other cities do it.
Whatever your bent is, I say a lot of people will refuse to work in Seattle. Hey, the message is it will start around $7.00 a trip. Of course we rich eastsiders can afford it. The inside facts are they hope is they can sell us on a $10.00 per trip toll, or lull us to sleep starting with a small one.

Currently there are 89 homes for sale in Issaquah Highlands. This represents almost 31% of the Issaquah homes for sale inventory. The great thing about Issaquah Highlands homes for sale is none should be ignored. If you think you would like it here do some shopping. As I write this I am browsing the 5 least expensive homes for sale. They are all under $400,000. They are all near Central Park and the new 9 espresso coffee shop and World Pies Pizza Restaurant.The community is terrific and gets steadily better to live in. The rumor is the grocery store is about to be announced. Then we have it all with more coming. Notice some new listings in the upper above 1.5 million. This has been a stale price range for months, with little new inventory and many days on market for the homes that are listed by their Realtors (C)

Seven homes have moved from for sale to pending in Issaquah Highlands in January, 2008.
The only prices public are the listing prices, solds aren’t reported until the home sale closes and is recorded.
Asking price: $424,989 at 2298 NE Marion Ln. – $494,800 at 2024 NE Kelsey Ln – $575,00 at 2033 NE Katsura – $615,290 at 1729 11th Ave NE – $699,950 at 2013 30th Ave NE – $739,999 at 2586 35th Ave NE – $899,900 at 1530 30th Ave NE –
The average days on market for these 7 homes is 83 but the two under $500,000 were on the market 8 and 12 days resectively.

Sellers want top dollar, buyers you want a good deal. With all of the talk about the ups and downs I offer this feedback to consider.
Seattle was one of three markets that had a small positive growth in values in 2007. I was recently interviewed and quoted bout why this is by the L. A.Times. My take is that our job market is healthy. Not only is employment holding up, but the jobs are good jobs. Also, we have an available land problem. Our water and mountains lock us in to a limited area to build upon. Our environmental protection policy adds to the issue: as we down zone areas, add to restrictions such as set backs, or in other ways reduce development we reduce the inventory of lots. Traffic is a problem. Nothing really gets resolved on this issue. We have lived here for decades, always we talk, never we resolve. I blame our leadership on this with a second blame to special interests and a NMBY attitude.
I love getting listings in Bellevue as an example to the issue. Every home I have sold in Bellevue has been to someone who worked in Bellevue and didn’t want to fight traffic. They were willing to pay a higher price for a dated home. Less dated is South Cove in Issaquah but still a great area for sellers because of its more convenient regional access. We wouldn’t have moved to Issaquah Highlands without easy freeway access.
Currently in the Highlands I see some price negotiations going on. The market here slowed down last quarter. Some builders are anxious enough to give a little on price. Home owners reselling need to know the competition and do all they can to stand out. Proper staging is important, price is important.
Homes over a million have come to a basic standstill. Were I a buyer in that market I would be shopping now.
Now a final point, I have been quoted as believing that the demand had been building up and that after the first weekend in January the market will be busier with buyers. That didn’t happen but if we are an indication, it is happening now. Both in our mortgage company and our real estate practice there is more going on now than in the last 5 or 6 months.

Recently I posted about under $400,000 and yesterday over 1 million in asking price. Here is the Issaquah Stats for current homes for sale in the range between $400,000 and 1 million dollars. These are active Issaquah listings on January 12th. 2008.
There are 208 homes for sale. The Issaquah prices under $800,000 currently seem to have the best sales movement.

Twenty homes have sold in this price range, half of the period being a seasonal December period. These statistics, unlike over 1 million in listing price do not indicate a buyers market on the whole.
