Our daughter and her family live in Iowa City, Iowa where there has been intense effort to fight off the Iowa River. Even with the hope enough sand bag work has been done, schools are being cancelled and the waters keep rising.

Issaquah Highlands residents, sitting high above Issaquah, may not like the extended rain season, but for sure there is no flooding here.

For the last few years we have been active in attending the National Association of Realtors Conventions and/or Inman Connect Real Estate Technology Conferences. This keeps us up with the latest trends and ways to help our clients. From this conference we came up with some terrific information in a number of ways. Some you will see attached to our blogs. As an example: the fall in the value of the dollar and the sense that prices are good in the US has brought a flurry of European and Canadian buyers to the United States. While New York and Florida are their favorite markets the activity is on both coasts. A complete marketing plan for your listing should reach out to these buyers, many of whom use other ways of searching than the MLS.
We arrived a couple of days early to take in the city. Here was a fun event that turned funny. The Today show pictured below caught our attention as they were d0ing a man on the street interview.

The young man turning to the reporter (The woman with her back to our camera) is either a comedian or should have kept on walking. She asked him about Barack Obama, he didn’t know the guy.
Our conference was less humorous but more educational.

This time I wish the birdy gave better news. What is the one thing you wish for Issaquah Highlands that you haven’t seen announced? No, not a golf course? Perhaps dedicating space for a variety of churches - not that though. Let’s see, how about a Ski lift from the top of Harrison Street? Nope. Think, what would you like to have you probably won’t get?
You got it, no you won’t get it. Another main road out of here, that would be it. I posted a few weeks back the birdy said we might get one. Well now he gives me the not so good news. There is a road to be built west of the Avalon Wynhaven apartments. He says it will go around the back side of the Marriott Courtyard to be built on the back side of High Street Shopping Center.
Dang, I wanted a main road. Oh well, I still love it here.

The nice people below were once friends in the computer, now they are friends.

First of all, “a friend in the computer” term was coined by my friend in the computer, Teresa Boardman. Teresa is a famous and influential local real estate blog writer (St Paul Real Estate Blog). The term recognizes how you can develop a network of friends through blogging, without ever having met them.
So another friend in the computer: Debra Sinick, a co-contributor to the Seattle P I’s Real Estate Professionals Blog posts a link to some gifts I know you Issaquah Highlands Residents will want.
From Debra’s P I Bio: Debra moved from the Boston area to the eastside for what was to be 2-3 years and that was over 20 years ago! Once she got here, she found it hard to leave. The chart below is referencing homes, not condominiums.

This is the slowest month for sales since we moved to the Highlands about 6 years ago. The volume is about 1/6th of a typical 2007 month. Note the numbers of price ranges with over 100 days on market. By now many sellers are becoming concerned. They should know how their pricing stacks up against the competition. Also note there are brackets with homes that sell in less than 60 days. Our last home sold in 32 days, 1/2 the time that was typical for the neighborhood. The point is that each home is in its own micro market. In other words, all real estate is hyper local, so hyper local it can be the market is down to just your home: how is it presented, how is it priced, how is it marketed, how are you doing in supporting its sale?
We have recently been reminded that some sellers are in the sales prevention department. They make it difficult to show their home, they don’t keep it in tip top condition, they don’t mind the smells, they don’t manage pets properly, ta da, ta da, ta da. You get the picture.
The condominium situation doesn’t justify a chart. It is flooded with the large number of units in Vista Park, 37 of them in the under $250,000 price range. I show a photo below.
There are 23 condominiums for sale priced over $400,000, 22 of them in our favorite condo development, Starpoint. We have keys to the model and will be holding it open next week.

How about some info about the new High Streets Shopping Mall. The Architect for the project has been quoted as saying the mall will have a look unseen before. Let’s get that baby built.
